Centre College’s latest residence hall expansion included the Residential Village complex, consisting of includes a complex of 6 buildings housing 26 apartment style residences as well as a commons building for student gatherings.

Constructed to a LEED Silver Rating, the facility utilizes water source heat pumps to provide heating and air conditioning for the apartments.  A central water source heat pumping system and geothermal field are located adjacent to the complex beneath the residence hall parking lot.  High efficiency lighting and lighting controls are provided to minimize energy consumption.  The complex is connected to the campus building automation system for diagnostics and summer scheduling.

Our role on this project was to prepare a schematic design and design build specification that would be used to obtain firm bids early in the project.  Additionally, we provided peer review of the design build contractor to ensure that the completed project met the specification requirements and performed project inspections during and after construction.

Challenges of this project included:

  1. Fast track design with a non-conventional delivery method
  2. Establishing an MEP review process that held the contractor accountable and maximized the value for the owner
